Every time a city is awarded the Olympic Games, the question follows immediately: what does it mean for property prices? The Gold Coast is no different. Since Brisbane won the bid on 10 June 2021, analysts, investors, and homeowners have tried to quantify the "Olympic effect."

The truthful answer is more nuanced than the headlines suggest — but the fundamentals for the Gold Coast are genuinely strong.


The Olympic Effect: What the Research Shows

Studies of previous Olympic host cities paint a complex picture:

- Barcelona 1992: Sustained uplift, driven by genuine urban renewal (the city's waterfront didn't exist before the Games) - Sydney 2000: Significant infrastructure investment; Homebush and outer west suburbs outperformed through the build phase - Athens 2004: Post-Games property decline; infrastructure built for the Games saw limited legacy use - London 2012: East London transformation (Stratford, Hackney, Newham) delivered sustained long-term growth; games infrastructure was fully repurposed - Tokyo 2020: Modest direct property effect; stronger impact from related urban regeneration

The pattern is clear: the Games alone don't drive property values. The infrastructure the Games funds and accelerates is what matters. Cities that used the Olympics to catalyse genuine urban renewal — new transport, new housing, regenerated precincts — outperformed. Cities that built purpose-specific white elephants did not.


Why the Gold Coast Case Is Strong

The Brisbane 2032 program aligns closely with the conditions for genuine, lasting uplift:

1. Real infrastructure being built The Gold Coast is confirmed to receive: a new arena (to be privately financed via a public-private partnership)12, a satellite athletes village at Royal Pines that will convert to residential housing post-Games14, major transport upgrades including faster rail links and the Coomera Connector, and venue upgrades with genuine community legacy value.

2. 80% existing or temporary venues Queensland has been explicit: this Olympics will not leave white elephants. The majority of venues are existing or temporary.12 New infrastructure being built has post-Games purposes and commercial viability plans in place.

3. Population growth as the underlying driver Queensland's population is projected to exceed 6 million by 2032.4 The Gold Coast and Southeast Queensland are among the fastest-growing regions in Australia. The 2032 Games accelerates infrastructure that the growing population needs regardless of the Olympics.

4. A 6-year runway The Games are scheduled for 23 July to 8 August 2032.11 Infrastructure is being built now — through 2026, 2027, 2028. The property market has years to price in improvements that are actually being delivered. This is fundamentally different to speculative uplift.


Confirmed Gold Coast Venues

The 2032 Delivery Plan confirms four Gold Coast-specific venues and precincts:12

- Gold Coast Hockey Centre, Labrador — confirmed as the Olympic hockey venue following an ~$20M one-pitch upgrade, after Mayor Tom Tate lobbied to relocate hockey from a temporary Brisbane set-up13 - Gold Coast Convention and Exhibition Centre — confirmed for upgrades under the Delivery Plan - Gold Coast Indoor Arena — a new arena to be delivered and operated by a private investor via an EOI process led by Invest Gold Coast17 - Royal Pines, Benowa — a satellite athletes village for hockey and indoor sports athletes, converting to residential housing after the Games14

In December 2025, the Queensland government appointed Unite32 — a joint venture between AECOM and Laing O'Rourke — as delivery partner for the Games' infrastructure.20


Budget: Under Revision, But Construction Commitment Holds

At the IOC Session in Milan on 3 February 2026, Brisbane 2032 chairman Andrew Liveris told delegates the original 2021 bid operating budget of $4.9 billion "bears no resemblance to reality."25 This operating budget is separate from the $7.1 billion in state and federal government funding allocated for Olympic venues.26

Queensland Premier David Crisafulli reaffirmed the construction budget would remain unchanged, stating the decentralised nature of the Games "won't cost Queenslanders one extra cent."29 The 2025–26 Queensland Budget delivered $4.7 billion to implement the 2032 Delivery Plan, including $3.8 billion provisioned for the venues program over the forward estimates.26

For property investors, the distinction matters: the venues construction budget — the component that drives infrastructure legacy — remains committed and funded.


Where the Uplift Is Already Happening

Property price growth across the broader Gold Coast market came in around 8.5% through 2025, with some suburbs significantly outperforming — Molendinar units +18.1%, Miami units +13.3%, and Pimpama houses +12.1%.2 For 2026, SQM Research is forecasting dwelling price growth of between 7% and 11%, while Bamboo Routes is tipping growth of up to 13%.2

The Olympic factor is real but remains one input among several. Markets that have most directly re-rated include those closest to new infrastructure — the light rail corridor, transport corridors, and venue precincts.


Gold Coast Suburbs Most Directly Positioned

Northern Gold Coast (Venue Belt)

Southport, Labrador, Coomera, Arundel, Ashmore, Molendinar - Direct proximity to the Gold Coast Arena, Hockey Centre, Coomera Indoor Sports Centre, and Broadwater Parklands venues - Southport is the epicentre of the new arena development - The Coomera area is further supported by Pimpama's new railway station and the long-anticipated Coomera Connector2

Benowa (Athletes Village Host)

Key Cautions

Don't overpay on the Olympic narrative alone. Infrastructure determines long-term fundamentals. The Olympic Games runs for 29 days; the infrastructure lasts for decades. Assess properties on what the infrastructure actually is and when it will be delivered.

Southern Gold Coast has less direct Olympic infrastructure. Palm Beach, Currumbin, Tugun, and Coolangatta will not receive light rail and are not proximate to any Olympic venue. Their trajectory is driven by lifestyle desirability and apartment development — not the 2032 Games directly.

Growth has already occurred. Much of the Olympic infrastructure premium has already been priced into the market. The remaining upside is most connected to specific infrastructure delivery milestones — the light rail opening, arena procurement completion, and athletes village construction.

Budget uncertainty is real. The operating budget is being revised, and cost blowouts on Olympic projects are historically common.27 Investors should track whether the venues construction commitment holds through successive Queensland state budgets — not just the current one.

Macro conditions matter more than the Olympics. Interest rates, credit availability, interstate migration trends, and housing supply are the dominant variables for property prices. The Olympic Games is a tailwind — not a guarantee.


The Bottom Line

For Gold Coast property owners and investors, the 2032 Olympics matters — but not primarily because of the event itself. It matters because of what the event has funded and accelerated: a new arena at Southport, a converting athletes village at Benowa, faster rail links, the Coomera Connector, and a pipeline of transport and venue investments that will structurally improve the city's amenity.

The venues construction budget is committed and funded. The delivery partner is appointed. The Gold Coast is firmly inside the 2032 program — not a footnote to it.

The Olympics is the forcing mechanism. The infrastructure is the investment thesis.
